Beta Preview — AI-Generated
Each preview is generated by AI in real time as a helpful starting point, not a swatch-accurate match — screen calibration and outdoor lighting both shift how a finish actually reads. Confirm your final pick with an in-person consultation or a physical brush-out sample before we order material. Free previews are limited to 3 per visitor per day .
What's Included
A Full-Prep Repaint, Not a Rush Job
Paint only holds as long as the surface underneath it was prepared. Every repaint starts with washing and prep, not a topcoat applied over whatever was already on the wall.
We pressure wash the full exterior first, scrape any failing or peeling paint back to a sound edge, and spot-prime bare wood, stucco, or metal before any topcoat goes on. Caulking gets renewed at trim joints and siding seams so the new paint film isn’t bridging a gap that will just crack open again in a season.
From there we apply a coastal-grade 100% acrylic system in two full coats over primer — field siding, fascia and soffit trim, railings, and exterior doors, priced and scheduled as one job. If you’ve already got a BayBuilt screen enclosure, railguard, or T&G ceiling on the property, we can match trim colors across the aluminum and the painted surfaces so the whole exterior reads as one finished project.
We paint homes and commercial properties across Sarasota, Bradenton, Lakewood Ranch, Venice, North Port, Punta Gorda, Port Charlotte, Palmetto, Nokomis, Englewood, and surrounding areas of Sarasota, Manatee & Charlotte Counties, FL.

Weigh It Out
Pros & Considerations
A repaint is one of the highest-return updates you can make to a property, but it's worth going in with eyes open on timing and limits.
Pros
- Refreshes curb appeal and resale value for a fraction of the cost of a renovation or re-siding project.
- A quality acrylic topcoat adds a protective layer against UV breakdown and wind-driven rain, extending the life of the siding underneath it.
- Can be scheduled alongside other BayBuilt structural work so trim and railings match across the whole property.
- Custom color matching and HOA submittal support for deed-restricted communities.
- Pressure washing and prep are included, so mildew and chalking are addressed before paint goes on, not painted over.
Considerations
- Weather-dependent scheduling — Florida's wet season (June–September) limits paintable days and can push a start date.
- Paint refreshes the surface; it doesn't repair rot, cracked stucco, or failing siding underneath. Those repairs get scoped and handled first.
- Darker colors absorb more heat and tend to chalk and fade sooner in direct Gulf Coast sun than lighter, higher-LRV colors.
- Deed-restricted communities may require HOA color approval before work starts, which can add a few weeks to the timeline.
- A full repaint typically holds up 7–10 years in coastal salt air before it's due again — plan the color choice with that horizon in mind.
Before You Choose a Color
Tips From the Field
A few things worth knowing before you lock in a color, based on what actually holds up on Gulf Coast exteriors.
View swatches in real Florida sun, not just on a screen or in the shade. Direct sunlight shifts how a color reads, especially whites and grays.
Test on the actual wall before committing. Brush out a 2x2 section on the sunniest and shadiest sides of the house and let it cure a few days before deciding.
Higher-LRV (lighter) colors run cooler and typically hold their finish longer under direct Gulf Coast sun than dark, saturated colors.
Coordinate trim and body colors with your roof and any aluminum structures already on the property so the whole exterior reads as one project.
Dry season, roughly November through April, gives the most predictable paintable weather window here — book early if you want a specific month.
In a deed-restricted community, get HOA color approval submitted before you lock in a start date. It's the most common scheduling delay.

FAQ
Common Questions
Most single-family homes take 4–7 working days from pressure washing through the final coat, depending on square footage, trim detail, and weather. We'll give you a specific window once we've walked the property.
No, you can stay in the home through the whole job. We ask that you move vehicles, patio furniture, and anything within a few feet of the walls so crews and equipment have clear access.
Dry season, roughly November through April, gives the most consistent paintable days. We can still work in summer around the daily rain pattern, but it stretches the schedule.
Plan on 7–10 years for a full repaint with a quality acrylic system. Salt air and UV exposure both shorten that window compared to inland properties, so we lean toward higher-grade coatings on anything close to the water.
Yes. We put together a submittal packet — color selections, sheen, and a summary of the scope — for your HOA or architectural review board alongside the project schedule.
100% acrylic exterior coatings from established manufacturers, selected for UV and salt-air performance rather than the cheapest line on the shelf. We'll walk you through sheen options for siding, trim, and doors.
Yes. Pressure washing, scraping any failing paint, and spot-priming bare areas are part of every repaint quote, not a separate line item we add later.
It's a close preview, not a swatch-accurate match — screens render color differently from real sunlight on real siding. Use it to narrow your shortlist, then confirm your final pick with an actual brush-out sample on the house.
A quote covers a full scope breakdown: the exact surfaces being painted (siding, trim, fascia, soffit, railings, doors), the prep steps for each surface, the coating system and sheen selections, a projected timeline, and the five-year workmanship coverage terms. We walk the property before quoting so nothing gets added as a surprise line item after the job starts.
Both. Exterior repaints are our core focus because prep complexity and coating selection are most variable on Florida exteriors, but we handle interior work too — walls, ceilings, trim, doors, and drywall repair and patch work. Interior projects get scoped the same way: surfaces, prep, coating, and timeline confirmed in writing before work starts.
Salt air accelerates chalking and oxidation; direct Gulf Coast UV breaks down lower-grade coatings well ahead of the typical performance claim on the label. We address both by using 100% acrylic systems selected for UV and salt-air durability, not the cheapest product that meets spec. Surface prep extends lifespan just as much — mildew and chalking cleaned off before painting versus painted over is the difference between 7–10 years of coverage and failing in 3–4.
